The summer holidays have continued to deliver a boost to the local area, with Tweed Coast’s Miramar community reporting major increases in sales, which has sold a total of 30 homesites for more than $7.5 million since its release to the market late last year.
This comes on top of last week’s report by LJ Hooker, Kingscliff that their occupancy rates had increased by 23 per cent over this summer season.
Miramar has sold 30 homesites for more than $7.5 million since its release to the market late last year.
In the past three weeks alone, there have been more than 50 inquiries and expressions of interest in the new community, prompting developer Villawood to consider bringing forward the release of its next tranche of land to meet market demand.
The first stage of homesites completely sold out prior to Miramar’s official launch in early December, with only a handful of large-lot homesites – averaging 690sq/m and priced from just $252,900 – remaining in stage two.
Villawood development manager Michael Williams said current buyer demographics reflected the great lifestyle and value on offer at Miramar.
“About 40 per cent of purchasers have been first home buyers, aged in their twenties or thirties from the Gold Coast and Tweed region,” he said.
“These buyers know their local market and realise that there has never been a better time to buy beachside property on the Tweed – with competitive pricing and government rebates and incentives worth up to $35,000.
“The other major trend we have seen is buyers moving from Brisbane to the Tweed for an affordable seachange.
“These purchasers are mainly retirees and empty nesters who want a brand new home and a more relaxed and laid-back lifestyle on the coast.
“All of these people love the fact that Miramar is a masterplanned community, with numerous established and planned amenities at the doorstep.
“The current stage of homesites in not only close to the beach and creek, it’s also just a short walk from a new onsite central park, and is within easy reach of local shops, restaurants, schools and transport.”
“We have completed site clearing and we are now gearing up to commence earthworks shortly,” he said.
“We anticipate that this new activity on site will further ignite buyer interest and, as new amenities are created and the community is progressed, we anticipate prices will increase in future stages, so now is a great time to come on board.”
