Affordable real estate

WERRIBEE is home to some of the most affordable housing within Melbourne, according to new figures.
The Real Estate Institute of Victoria (REIV) last week released data from the June quarter of this year which ranked Werribee as the ‘most affordable’ suburb in the metropolitan area.
With a median house price of $290,000 Werribee remains a haven for buyers seeking reasonably priced properties.
Wyndham Vale was ranked as the second most affordable suburb within Melbourne with a median house price of $299,000.
Hoppers Crossing came in fourth on the affordability list with an average home price of $315,000.
The REIV had no data available for Point Cook, Truganina, Werribee South, Williams Landing or Laverton North.
However Tarneit’s median house price of $372,000 made it the priciest postcode within the Wyndham municipality.
The median price of a house in Melbourne was $535,000 during the June quarter.
A director of Ray White Hoppers Crossing, KD Ahuja, said Tarneit was the area’s most popular suburb among future residents.
“I think Tarneit is the top spot where people want to live and Truganina is second,” he said.
“Tarneit has really good infrastructure, good schools and its own shopping centre.”
Mr Ahuja said Tarneit and Truganina were sought after by home buyers, whereas Hoppers Crossing and Werribee were more popular with investors.
While there have been many media reports in Australia about a recent downturn in the housing market, Mr Ahuja said Wyndham was faring well.
“The market is there and realistic vendors get the price they want,” he said.
“I think business is fantastic and we are getting lots of inquiries. I can’t speak for others, but business is booming for us.
“In the past three months, we’ve probably experienced our maximum sales out of the past two years.”
