Last year, residents lodged 190 complaints with the CAV, relating to domestic and residential building permits within the area.
This puts the municipality first on the list out of all Victoria’s council areas for building problems within 2010, while Whittlesea was second with 170.
During 2009, Brimbank and Whittlesea both recorded 140 complaints each with the CAV.
A CAV spokeswoman said some of the notifications related to smaller renovation projects which did not require a building permit.
The top building products the CAV received inquiries and complaints about during 2010 were concrete slabs, driveways, paths, vehicle crossings, plumbing (not gas), insulation and sisalation, roofing and cabinet making.
In addition, the top building issues recorded by the CAV were implied warranties variations, completion in accordance with plans and specifications and defect liability period, builder warranty insurance, demanding final payment before completion and compensation/damages.
“Building or renovating a home is a serious financial commitment,” the spokeswoman said.
“For many families it will be the biggest investment they will ever make, so it is essential that they know exactly what they are getting into and how to protect that investment.”
She advised people to raise concerns with their builder before it escalated into a dispute.
“Taking action early is likely to prevent the dispute from escalating or further issues emerging.
“We recommend that consumers first try to resolve the dispute directly with the builder after seeking advice from Consumer Affairs Victoria.”
